701 S 6th Avenue showcases NS Development’s land redevelopment strategy: unlocking value from decommissioned heavy-industrial sites whose embedded infrastructure commands a premium in an energy-starved market.

The 55-acre site had cycled through a series of manufacturing uses, most recently as an ethanol plant that went dark after shifting regulations and rising input costs forced the operator to shut it down. Where others saw obsolete buildings, NSD saw a rare combination of scale, power, and rail in a deeply supply-constrained market.

NS Development pursued a multi-track monetization. The 7-acre rail yard was carved out and leased to a local manufacturer at closing; the remaining 48-acres were marketed to heavy-infrastructure users and are now under agreement.

The result reflects NSD’s ability to break up a complex asset into its highest and best uses — pairing a stabilized infrastructure lease with a strategic development to capture value a single-use plan would have left behind.
