Origin

NS Development Partners was founded in 2023 — but the foundation was laid long before.

Ian and Cory first crossed paths in 2019, working together with a Philadelphia based developer. From the start, it was clear the partnership would extend beyond any single employer. The question was never if they would build something together — only when.

Together they bring more than two decades of hands-on experience: acquisitions, asset management, construction, capital markets, property management, leasing and everything in between. They spent years learning not just what works, but what they didn’t want to be — the kind of clarity that only comes from time in the field.

When the moment felt right, they made the move. NSD was built deliberately, by founders who knew exactly what they were building and why.

Every deal and decision runs through two operators with complementary backgrounds. No handoffs or siloes. Nothing moves forward unless it holds up on both sides of the table.

Two complimentary partners. Cory leads construction, development, and leasing. Ian leads capital markets, investments, and legal. Both handle day-to-day operations. Each play devil’s advocate to the other. Iron sharpens iron.
