NS Development Partners sourced 6 Emery Avenue off market as a value-add redevelopment in Morris County, one of Northern New Jersey’s most supply-constrained industrial submarkets.

Built in the 1980’s for light industrial manufacturing with 17’ clear height and loading, the property was converted to traditional office in 2012. Given current office market conditions, the owner occupant had challenges finding an exit.

NSD’s analysis determined the highest and best use would be taking the building back to its original industrial form. The plan was to acquire it vacant, demolish all but 2,000 SF of office, replace the roof, white-box the warehouse, and add three docks (One per 5,000 SF).

Repositioned as shallow-bay, single-tenant space, the building drew immediate tenant interest. The project reflects NSD’s core approach: acquire well-located assets at a basis that reflects dislocation, complete property upgrades to restore functionality, and lease to stabilization.
