At 6070 Upper Ridge Road, NS Development is building Upper Ridge Business Park — 204,275 SF of ground-up industrial across three multi-tenant warehouses in Montgomery County,

Pennsylvania. The project shows NSD’s discipline from land control through entitlement and capitalization.

NSD sourced the land, secured co-investors, drove site design alongside its engineers, won Zoning Hearing Board waivers, and secured expedited County SPEED permits — only the second applicant approved in Montgomery County history. With remaining entitlements in progress, the site is moving towards becoming shovel ready.

Upper Ridge embodies NSD’s core thesis: well-located Class A, small bay product with multi-tenant flexibility, delivered at a below market basis.
